The Grove at Grand Bay was a truly innovative project in Miami designed by famous architect Bjarke Ingels (B.I.G.) that achieved LEED Gold. Its dual towers twisting 20 stories into the sky with 96 luxury condominiums on top of the former Grand Bay Hotel site, was originally slated to be LEED Silver. However, the design and construction teams came together to go above and beyond in many significant areas to accomplish the more prestigious Gold distinction.

This 33-acre, primarily residential and secondarily mixed-use, neighborhood development, incorporated universal design strategies. The project was started in December 2010 and completed with LEED Neighborhood Development Silver certification in February 2019. It was the first LEED Neighborhood Development project in the State of Florida to be fully built and certified. The project contains 394 dwelling units located in 44 multi-family buildings in addition to several retail and office buildings. Improvements were made to the existing street network and utility infrastructure, along with pocket parks and a series of community gardens and pedestrian connections. The location of the NWG neighborhood was ideal for the LEED ND program as an infill site in an urban area being redeveloped into mixed-income multi-family housing. The community boasted sufficient density in an open, gridded street network in compact blocks within walking distance to mass transit.

The Gardens at Driftwood was designed to provide outstanding sustainable live-in accommodations to its residents, with exterior and interior spaces that enhance the sense of community and environmental awareness. The project was completed in collaboration with the Hollywood Housing Authority. Its design enhances the sense of community by creating gathering spaces such as a fitness center, shuffle-board court, library, and conference room, in addition to other property amenities. Sustainability components included habitat preservation for native flora and fauna; walkable community; natural ventilation and daylighting.

The Madison supportive housing project features 60 studio, single-occupant units serving the formerly homeless or those at risk of homelessness. This unique property offers 5,000 sf of common area and office space for property management, case workers, assembly space, and a commercial kitchen for residents and the neighborhood, as well as numerous resources to tenants to help them get back on their feet such as a computer room, library/quiet room, and fitness room. Outside the building, residents can utilize a rooftop garden for individual food production, forage garden, berry garden and food forest. It is strategically located along bus routes and near a grocery store.

Spinnaker Group provided LEED Consulting and Building Commissioning for this development, which achieved LEED NC Gold certification in August 2009. The 220,000 sf development was conceived as an affordable housing rental community that would be developed with the goals of minimizing environmental impact and maximizing long-term sustainability and affordability for its residents and operators. The three‐phased development transformed 112 obsolete public housing units into nine 2- and 3‐story garden-style residential buildings and single-family homeownership residences. The development featured 200 new units consisting of 108 two-bedroom units and 92 three-bedroom units for very‐low and low income individuals and/or families. Green environmental features included low-emission paints, adhesives and carpets; water-conserving plumbing fixtures; use of recycled materials; materials purchased from local suppliers; landscaping utilizing native plants requiring low-water consumption and irrigation; a solar-panel system generating power for the community’s clubhouse; and carport-mounted photovoltaic arrays used to power the common area's electrical items -- excess green power is then credited against the monthly power expense for the building. The owner has found that by making environmentally friendly options available to residents they are likely to use them, with education being an important part of the process. The end result is a thriving green affordable-housing development that is the perfect intersection of green building and the creation of environments where people can afford to live, work and play.

Spinnaker Group provided Retro-Commissioning services for this impressive project during 2019-20. The 32-story luxury rental condominium in downtown Miami has two interconnected condo towers, 27 and 33-stories respectively, consisting of 462 luxury apartments that range in size from 680 to 1,450 sf. The apartments sit above a Whole Foods Market and parking garage. Spinnaker Group performed the following:
- Investigated, analyzed and optimized building systems through the identification of low/no cost and capital intensive Facility Improvement Measures to ensure continued performance.
- Reviewed the safe operation of all major systems with engineering staff to ensure they were properly trained to optimize equipment performance, utilizing the anticipated newly installed front-end/BAS workstation.
- Identified areas to improve energy efficiency, including lighting and operations and sequencing of major equipment.
- Created tools to support the continuous improvement of system performance over time, including updated reference and training documentation. Provided a critical understanding of the design and operating intent of building components and systems, including training documentation.
- Recommended and systematized use of the existing platform for building operations and maintenance personnel, facility and energy managers to reduce deferred maintenance items, uncover opportunities to reduce energy use and costs, and learn effective methods of caring for buildings systems.

578-space parking garage, pools, sports facilities, spas, and a new 3-acre park with elevated pathways ... are striking! These myriad components will be forged on three city blocks between 500 and 700 Alton Road in Miami Beach, the centerpiece of which could become the tallest tower in Miami Beach. The 3-acre park will include a tot lot, dog park, and impressive green space. It will also be connected to the baywalk and beachwalk via an elevated pedestrian bridge. The Spinnaker Group is providing LEED Consulting, Building Commissioning, Energy Modeling and SITES Consulting for this extraordinary and exciting community project, which has a minimum goal of achieving LEED Gold certification.

Spinnaker Group provided Building Commissioning for this 5.8-acre, joint-development project completed in 2015 at the Brownsville Metrorail station. The project, built on an underutilized 8-acre parking lot in one of Miami's most historic African-American neighborhoods, features 490 affordable housing units, with five midrise apartment buildings, townhomes and a parking garage, as well as ground-floor commercial space and Metrorail station improvements such as an additional passenger drop-off lane and attractive landscaping. More than half of the units were targeted toward residents 55 and older, while six units were reserved for youths aging out of foster care, and another six reserved for veterans. The project was built in five phases, each geared toward providing housing for low-income families, the elderly and the entire Brownsville community. Brownsville Transit Village residents benefit from immediate access to rapid transit and amenities such as a community center, a computer lab and an exercise room. In addition, onsite community programs offer literacy training, health and nutrition classes, and first-time home-buyer seminars. The project was initiated by an unsolicited bid from not-for-profit agency.

This 612,081 sf building construction project was begun in April 2019, and completion is projected for December 2020. The project is tracking FGBC Platinum. It is a mixed-use, pedestrian-friendly project featuring 257 residential units, artist studios, offices and retail that will enhance Wynwood’s stellar appeal. Green features include an energy reduction of 27% below code; 14% of its construction materials come from recycled content and more than 20% is harvested or manufactured locally; low-flow fixtures; and low-emitting materials that contain very low VOC levels..

Located on the Historic Miami Modern (MiMo) District in Miami’s Upper East Side, this waterfront project features apartment units that include one-, two- and three-bedroom floor plans with stunning modern interiors, including floor-to-ceiling windows showcasing spectacular views of the Bay. The upscale community project features an expansive social courtyard with a resort-inspired swimming pool; a co-working lounge with well-appointed private offices; a fitness studio; a community lounge with entertainment bar; a yoga lawn with waterfront views; a pet-grooming station; a bike-tuning room; kayak storage; and a 24-hour package locker system.
Specially included in this project is an American Legion Civic Support Building, a ground-level space dedicated to host events for the revered Veterans service organization. This area features administration offices along with a rehab and fitness area, pool, food-warming areas, and a grand salon with a raised concrete terrace and views to the Bay to host events for Veterans.
Sustainable highlights of the project include:
- The project site was remediated as a brownfield redevelopment to clean up and activate previously polluted land.
- The project site has an extremely high percentage of open spaces, almost doubling the threshold of exemplary performance.
- 100% reflective roofs with 94 SRI value, reducing Heat Island Effect.
- 93% of the parking spaces are under cover, including charging stations for electrical vehicles.
- Energy-efficient glazing and high-efficiency HVAC systems achieving a 28% reduction on their building energy cost.
- High-efficiency plumbing fixtures and eco-friendly appliances which provided 35% potable water-use reduction.
- Exterior and amenity deck lighting with photocell and time-clock to reduce energy use.
- Common areas installed with motion/vacancy sensors to reduce energy use.
- Native plantings and low-water usage for irrigation achieving 50% outdoor water-use reduction.
- Enhanced views to the Bay on more than 90% of the regularly occupied spaces.
- Use of low-VOC materials and resilient flooring systems, along with a high percentage of recycled and regional materials.
- Clearly committed to sustainability, the owners agreed to perform operations and maintenance features such as cleaning the building with sustainable products and establishing an Integrated Pest Management Control Policy that reduces the exposure of building occupants and maintenance personnel to potentially hazardous chemicals.
